I am moving out of state and need to break my lease. How does that work?
Unless you are military with official orders there is no release of contract. You will be rent responsible until a) the property is re-rented or b) the lease term expires. We will make every effort to get the property rented again ASAP. The better you leave the property, the easier that will be and less time you will be responsible for.
If I want to get a pet, what do I need to do?
Before bringing any pet onto the property please call our office. We will tell you if pets are allowed and if there are any restrictions (all properties have breed restrictions based on homeowners insurance restrictions). There will be a non-refundable pet fee if allowed and we will require vet records and pet agreement contract. If an unauthorized animal is found on the property a pet fine could be charged to your account as well as the required removal of the animal.
When I move out, what do I need to do to receive my full security deposit back?
We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, appliances. All carpets should be professionally shampooed. Gutters should be cleaned out. The roof should be free of leaves and debris. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height and all planting beds should be free of weeds.
