Do I have to allow pets in my home? Can I have restrictions on pets? What about charging a pet fee?
Allowing pets in the home is entirely up to you. You can allow any pet, restrict the type of pets (i.e. dogs only), restrict the size of the pet, and limit the number allowed. If pets are allowed the tenant is normally charged a $300 non-refundable pet fee that is given straight to you, the owner.
Do you charge the tenant a security deposit?
Yes. Our policy is that the security deposit is typically one month’s rent. Any damage above and beyond normal wear remains the tenant’s responsibility.
What do I need to do in my home to have it rent ready?
The home should be ready for a tenant move in the way you would want the tenant to leave the home when they move out. That way there is no question when a tenant says “it was like that when I moved in, you can’t charge me for it.” We require the home to be cleaned, carpets cleaned, and the yard cleaned up. Any maintenance should be completed as well. If you need our maintenance department to give any estimates on work we will be happy to do that.
Why do I need to have utilities on while the home is vacant?
Having lights and a comfortable temperature in the home is a much better showing atmosphere for potential tenants and helps decrease vacancy time. More importantly it preserves the property from the harsh North Carolina humidity of the summer, or from pipes freezing in the winter. The temperature is set just cool/warm enough to protect the property and your utility bill.
